Heads of Terms is a document that records the main terms of a lease agreement between a landlord and a tenant. Our template can help you get started. 

Lease terms are usually prepared and negotiated by the landlord's agent, but you can also use this template. Heads of Terms are not legally binding, but it is important for a tenant to understand the terms and the financial implications.

Use our Heads of Terms document to populate what terms your group would like to see. Share them with the landowner and see if they can agree. It may take a bit of back and forth communication but this will save a lot of time further down the line. If you can't agree, at least you have not wasted time and finances on getting a solicitor to draw up a full lease.

Our guide to lease agreements gives more information on leasing. It is important to be aware that you need to be a legal entity to sign a lease, so if your group is not incorporated personal members of the group will need to sign the lease and be liable for the terms.
